Financing the purchase, since Mauritian banks generally require substantial equity from non-residents.

Time away
The whole 12 months right before applying, plus at least 5 years in total during the 7 years before that. Holders of the spouse's temporary residence permit are excluded.
Two passports
It depends on the rules at the time and on your home country.
  • The residence permit lasts as long as the property is owned, so it works like permanence without the formal permit; citizenship still needs 12 months plus 5 of the 7 years before in Mauritius.
  • The five-year permanent-residence rule is in the Finance Act 2025, but its Immigration Act part starts 'on a date to be fixed by Proclamation', which I could not confirm. The Passport and Immigration Office's own guidelines still show the old three-year rule.
  • Dual citizenship: the 2022 amendment removed the duty to renounce, but the minister may still strip a naturalised citizen who uses rights reserved to another country's nationals; how that is applied is not published.
  • The Commonwealth and spouse shorter clocks are registration routes; they are shown without nationality lists so they are not applied automatically.
  • Decision time is reported at about 12 months, but only in a search summary, so none is shown.
  • How long the decision takes isn’t published; we allow a year.
  • Whether you can keep your current citizenship depends on the rules at the time and your home country.

Becoming a Mauritian tax resident brings the flat 15% rate on Mauritian and remitted foreign income; owning the property alone, without residing, does not.
