Malaysia My Second Home (MM2H)

A renewable long-stay pass — typically 5, 15, or 20 years depending on tier — for the applicant and dependants (spouse, children under 21 or under 34 if studying, parents, and, for Platinum, a domestic helper).

Who qualifies

  • Principal applicant at least 25 years old.
    MM2H tiers — Silver
  • Silver tier: a fixed deposit of USD 150,000 in a Malaysian bank plus purchase of Malaysian property worth at least RM 600,000 (about $143,000); a 5-year pass, renewable. Gold tier: USD 500,000 deposit plus RM 1,000,000 property, granting a 15-year pass. Platinum tier: USD 1,000,000 deposit plus RM 2,000,000 property and a RM 200,000 (about $47,600) participation fee, granting a 20-year pass and the right to work or invest in Malaysia. A separate, cheaper Special Economic/Forest City Zone tier exists for a USD 65,000 deposit (ages 21–49) or USD 32,000 (50 and older), with the 90-day presence rule waived for applicants 50 and older.
    MM2H tiers — Gold
  • Pass holders must spend at least 90 cumulative days a year in Malaysia to keep the pass.

Does it fit your family?

2 questions, from the program’s own rules.

How old are you?

Not legal advice.

2

What it takes.

Savings
About $150,000.
Age
25 or older.
Time
3–6 months: conditional approval, then the fixed deposit, property purchase, medical exam and insurance, then endorsement.
Cost
Silver tier: roughly $2,500–5,500 beyond the deposit and property — a modest government fee, a licensed agent (effectively required), medical exams and insurance. The deposit and property purchase are capital, not fees.
The hard part
Locking up the fixed deposit and completing the mandatory property purchase within the approval window, then holding the property for 10 years.

Dollar figures are converted from the local currency at the rate the program’s research used; the official figure is in the local currency.

  1. 2027
    First residence permit

5 years, renewable for 5 years at a time.

Language
Adequate knowledge of Malay; the applicant appears in person before the Registrar of Citizenship.
Time away
At least 10 years of residence in the 12 years before applying, including the whole 12 months right before, and an intention to live in Malaysia permanently. The application must include your entry permit (permanent residence).
Two passports
Usually not: new citizens are asked to give up their other citizenship.
  • Time on this program does not count toward permanent residence or citizenship; the family would need to switch to one that does.
  • A renewable long-stay pass (5, 15 or 20 years by tier), not residence toward permanent status or citizenship.
  • Permanent residence (an Entry Permit) is granted only to spouses and children of citizens, investors with a USD 2 million fixed deposit, recognised world-class experts and some professionals and long-term employees; neither MM2H nor DE Rantau leads to it, so `permanent` is null.
  • Whether years on passes before the Entry Permit count toward the 10 years is not stated on JPN's page; in practice naturalisation of foreigners without Malaysian family ties is rare.
  • No official decision time found.

Living there.

Time you must spend there
90 cumulative days a year.
Tax
182 or more days a year makes you a Malaysian tax resident, but Malaysia taxes individuals only on Malaysian-source income and exempts most foreign-source income received by individuals through 2036, so MM2H rarely creates new tax exposure.

We never file a tax return. We tell you what applies and brief the professional who does.
